Colliers International have provided advice to Mansfield District Council in relation to the 400,000 sq ft Four Seasons Shopping Centre (FSSC) and the former bus station site at Stockwell Gateway North (SGN) in Mansfield town centre, since 2013.
The initial brief was to review the potential for retail led redevelopment of the redundant SGN site to provide an extension of the FSSC. Our work involved a review of existing occupiers, detailed market demand review, financial assessment of the potential of refurbishment of the existing centre and development of the former bus station site.
This work proved that demand for further retail space within Stockwell Gate North area was limited but that it would appeal to alternative uses.
Colliers advised upon the OJEU-compliant marketing campaign of the SGN site and subsequent shortlisting and selection of a developer on behalf of Mansfield District Council to bring forward the renewal of the site.
The chosen party, ARBA, are now bringing forward a scheme that comprises a hotel, drive thru’s and ancillary retail use. A planning application was submitted in Q2 2020.
In November 2019, the agreement between Knowsley Council and St Modwen was completed. This secured the delivery of the new 90,000 sq ft development with the Council funding the costs and taking ownership of the completed scheme and the existing town centre assets.
The Colliers team was led throughout by their Head of Retail Development, Greg Styles, and they are now retained to lease the remainder of the new development for the Council, which will open in mid-2020.
